Mortgage funds are generally released by lenders on the day of completion, typically between 9:30 am and 3:30 pm. While some lenders may release funds 1–3 days after closing, many solicitors request funds to be available the day before completion to avoid delays.
This is because mortgage lenders have set time slots in which mortgage funds are released. These slots, usually, commence at 9:30am and run until 3:30pm. There is, therefore, then a risk that mortgage funds may not be released until 3:30pm which could, potentially, endanger Completion taking place on that day.
The timeframe in which it takes for mortgage funds to be released does vary between lenders, however, it is common for funds to be released within between 3 and 7 days.
If you make a transfer before 6pm (AEST/AEDT) on a business day, the payee will usually get the funds the following business day.
Funds that are directly deposited into a bank account typically go through before 9 a.m. but can arrive as early as midnight. The variability in the amount of time it can take is largely due to the payer's timeframe to release funds.
The 3-7-3 Rule in mortgages isn't a loan type but a federal timeline from the TILA-RESPA Integrated Disclosure (TRID) rule, ensuring borrower protection by mandating disclosures within 3 business days of application, a 7-business-day wait between the initial Loan Estimate and closing, and another 3-day wait if significant changes (like APR) occur, giving borrowers time to review costs before committing to a loan.
All payments are due on the 1st of each month, so this is when we'll collect your Direct Debit. If this falls on a weekend, we'll collect the payment on the next business day.
It's common for solicitors to request the funds to be released around 5-7 working days before the completion date to account for any processing delays. Notice to Lender: Lenders usually require a notice period to release the funds; this can range from a few days to a week.
In most states, sellers receive their proceeds within 1–3 business days after closing. However, in some cases—especially in table funding states—you may receive your payment the same day.
Adverse Credit Check Before Completion
Some lenders perform a second credit check just before releasing funds. This is to confirm that your financial circumstances remain the same. Missed payments, new debts, or even maxing out a credit card could result in mortgage problems before completion.
Once funds are received, the seller's solicitor will authorise the estate agent to release the keys. The buyer will be notified and can move in. Completion typically happens 7–28 days after exchange, usually late morning or early afternoon. Delays can occur if funds arrive late or if you're part of a long chain.
Adding two extra mortgage payments each year, beyond your regular monthly installments, directly reduces the loan principal faster than scheduled. This means less interest will accrue over time, potentially shaving years off your mortgage and saving thousands in interest.
Here's what you can expect to pay for both 15- and 30-year mortgage loan payments on a $750,000 loan using today's mortgage rates: 30-year fixed mortgage at 6.15%: $3,655.37 per month. 15-year fixed mortgage at 5.65%: $4,950.39 per month.
Increasing your monthly payments, making bi-weekly payments, and making extra principal payments can help accelerate mortgage payoff. Cutting expenses, increasing income, and using windfalls to make lump sum payments can help pay off the mortgage faster.
The short answer is that most people get their direct deposits by around 9 a.m. local time on payday, though some banks may release the money even earlier (sometimes right after midnight if they receive your employer's payroll file ahead of schedule).
Bacs payments will usually go into an account between 01:00 and 07:00. This is the standard Bacs payment time, so if a payment doesn't arrive by 07:00, it may be processed the next working day.
Cash and direct deposits are most often made available same day. Banks typically make most checks available within a couple days.
