In many cases, lenders will set a minimum credit score of 620 to qualify for a home equity loan — though the limit can be as high as 660 or 680 in some cases. However, there may still be options for home equity loans with bad credit.
Home equity loans allow homeowners to borrow cash against their equity. Lenders generally want a credit score of at least 700. Interest rates are better for borrowers who have higher credit scores.
One common misconception about HELOCs is that the balance figures into your credit utilization ratio. But because a HELOC differs from other credit lines in that it is secured by your home, FICO® (the credit score used most often by lenders) is designed to exclude HELOCs from revolving credit utilization calculations.
The most commonly used FICO Score in the mortgage-lending industry is the FICO Score 5. According to FICO, the majority of lenders pull credit histories from all three credit reporting agencies as they evaluate mortgage applications. Mortgage lenders may also use FICO Score 2 or FICO Score 4 in their decisions as well.

Paying the loan down completely may briefly lower your credit score because you'll have less accounts and less variety of accounts open.
The scoring model used in mortgage applications
While the FICO® 8 model is the most widely used scoring model for general lending decisions, banks use the following FICO scores when you apply for a mortgage: FICO® Score 2 (Experian) FICO® Score 5 (Equifax) FICO® Score 4 (TransUnion)
For a home equity loan or HELOC, lenders typically require you to have at least 15 percent to 20 percent equity in your home. For example, if you own a home with a market value of $200,000, lenders usually require that you have between $30,000 and $40,000 worth of equity in it.
Most home equity lenders require at least a 620 credit score, but some lenders set minimums as high as 660 or 680.
Early in the pandemic, several big banks stopped offering HELOCs, citing unpredictable market conditions. It seems that demand for these loans is still low, and few big banks have started offering them again. Plenty of lenders still offer both products, though, so you shouldn't have trouble getting either.
Not Enough Equity
Your HELOC is secured by the equity you have in your home, and if you don't have enough equity, you can be denied. You will probably need at least 20% equity in your home before you will be approved for a loan of any amount.
Loan payment example: on a $100,000 loan for 180 months at 5.79% interest rate, monthly payments would be $832.55.

Applying for and obtaining a HELOC usually takes about two to six weeks. How long it takes to get a HELOC will depend on how quickly you, as the borrower, can supply the lender with the required information and documentation, in addition to the lender's underwriting and HELOC processing time.
The lenders who offer HELOCs will extend a percentage of your home's value as your credit limit. They determine this amount by dividing the appraised value of the house by the amount remaining on your mortgage, and the amount you'd like extended.
It can take up to four weeks to close on a HELOC. Of course, several factors can impact that timeline, such as the appraisal process and documentation delays. You may have to wait a few days, or even weeks, to access your funds after closing.
In most cases, home equity loan borrowers must have a 43% DTI or lower to qualify. Some lenders are even more stringent, requiring DTIs as low as 36%. With HELOCs, lenders have more leeway. They may go as high as a 50% DTI in some cases.
When a consumer takes out a home equity loan, that adds a large balance or credit line to their credit report. Credit scoring agencies consider the total amount of money a consumer owes, and a large increase in outstanding debt drives scores lower.
For a Wells Fargo mortgage, you'll need a minimum credit score of 600 (with a down payment of 3% or more) to qualify for a conventional loan under the yourFirst Mortgage program.
